Deer Creek Schools
If you want a newer house with a yard, modern finishes, and a strong school district, NW Edmond is probably on your shortlist. The quadrant has been steadily filling in with new subdivisions over the past decade, most of them zoned for Deer Creek Schools.
The trade-off is that it's still developing — some areas are surrounded by open land that's earmarked for more construction, which means construction noise during certain stretches and uncertainty about what gets built next door.
For most family buyers, the value is in the combination: newer builds at a lower price-per-square-foot than NE Edmond, with the same A+ schools.
What sets our approach apart in Northwest Edmond.
Most NW Edmond inventory is 2010 or newer. Builders include several national and regional companies.
Most of NW Edmond is zoned for Deer Creek Schools, which is one of the reasons it commands a premium over similar Yukon or NW OKC inventory.
Quick to downtown OKC, Tinker AFB (via I-40), and OKC airport. Easier commutes than NE Edmond for west-side jobs.
Most of these are 2015 or newer.
Coffee Creek (west portion)
Master-planned amenities crossing both NE and NW Edmond.
Stone Creek
Newer family-focused subdivision with pool, playground, and walking trails.
Steeplechase
Larger lots, custom-feel homes, equestrian-friendly.
Iron Horse Ranch
Master-planned with extensive amenities, popular with first-time move-up families.
Cedar Trail / Cobblestone Curve
Established but newer-feeling, pool and clubhouse community.
Generally yes — median price runs slightly lower in NW than NE for comparable square footage. Same Deer Creek Schools, slightly less established neighborhood feel.
Yes. Several new subdivisions are in development, which means inventory of new-build options is strong. It also means some neighborhoods are surrounded by active construction.
Excellent for west-OKC jobs via the Kilpatrick Turnpike. Twenty-five to thirty-five minutes to downtown OKC depending on exact location.
Property taxes are based on county valuation, not quadrant. NW Edmond taxes are comparable to the rest of Edmond. Newer homes will have slightly higher valuations because they're newer.
Yes — and we do, every time. Most builders won't lower base price but will negotiate on closing costs, upgrade allowances, and rate buydowns. That can be worth $10K-$20K on a typical purchase.
